Registering:

You can register with us on the internet or over the telephone. Please provide us with all of your contact details including your email address. We update our property list on a daily basis so you have a good knowledge of what is available from HACKETT ESTATE AGENTS.

Viewings:

The exclusive service that we offer at HACKETT ESTATE AGENTS means that we accommodate for the busy Londoner. Although viewings are booked through our team in the daytime (9:30am to 6pm) our viewing times are very flexible. We can undertake evening viewings up until 7pm Monday to Friday and operate on a pre-booked appointment only basis during Saturdays. We are closed on Sundays and all Bank Holidays.

Holding Deposit:

When you have selected a suitable property through us we will require one weeks holding deposit in order for us to take the property off of the market. This deposit is then deducted from the total amount of move in monies you will need to pay when moving into your new home.

References & Administration:

We require a full reference check of all prospective tenants using our chosen external reference company and charge £50.00 (incl VAT) for each tenant. If a Guarantor reference is needed should the tenant fail referencing or be financially weak a Guarantor reference check will be required at an additional charge of £50 (incl VAT) per Guarantor.

An administration fee of £185.00 (incl VAT) per property is also charged to cover costs of drawing up contracts and administration. These costs are also paid by the tenant.

Any renewal tenancy agreements drawn up after the initial letting term has expired are charged to the tenant (tenants share) for the execution of the document of £90 (incl VAT).

Right to Rent Certificate Application:

Under the Immigration Act 2014 (S32 (6)(a)) the immigration status of all tenants has to be checked and verified before a tenancy can commence. This will be charged to the tenant at the cost of £30 (inc VAT) per property.

Inventory Check Out:

If the landlord has a professional inventory drawn up for the property the tenant is charged in advance before they move into the property for the arrangement and preparation of the Check Out report and obtaining final meter readings.

The cost of this is per property and varies due to the size of the property. Usually studios and 1 bedrooms are charged at £96 (incl VAT), 2 bedrooms are charged at £108 (incl VAT), 3 bedrooms are charged at £120 (incl VAT) and 4 bedrooms are charged at £132 (incl VAT).

Tenancy Agreement:

The tenancy agreement that you will sign is a legally bound document.

The length of our standard tenancy agreement is for a period of 12 months with a 6 month clause. This which means that after a period of 4 months, the tenant or the landlord can give 2 months and leave on the 6th month. After the expiration of 4 months the notice period is 2 months at anytime. If you would like to continue the tenancy after the initial period of 12 months, HACKETT ESTATE AGENTS will send out a renewal agreement for a further period
