Letting Fee Structure for Landlords:

Hackett Estate Agents offer our landlords three letting service tiers; a Bronze Tier, Silver Tier and a Gold Tier service.

All commissions, fees and charges are inclusive of VAT (20%) unless otherwise stated.

Bronze Tier Service:

Commission:

First 12 months of tenancy: 10% + VAT (12% inc VAT) of the gross annual rent (payable upfront)

After first 12 months if tenancy continues: 7% + VAT (8.4% inc VAT) of the gross rent (invoiced annually if the tenant remains in occupation)

Service Includes:

  • Key holding
  • Marketing of the property and tenant find
  • Arrangement of tenancy agreement
  • Collection of first month’s rent and tenancy deposit
  • Advice on rental increases
  • Ongoing compliance advice in line with current legislation

Silver Tier Service:

Commission:

First 12 months of tenancy: 12.5% + VAT (15% inc VAT) of the gross monthly rent

After first 12 months if tenancy continues: 8% + VAT (9.6% inc VAT) of the gross monthly rent

Commission is deducted from rent prior to remittance to the landlord.

Service Includes:

  • All Bronze Tier services, plus:
  • Ongoing rent collection and monthly statements
  • Chasing rent arrears, monitoring and advice
  • Ongoing compliance advice in line with current legislation

Gold Tier Service:

Commission:

First 12 months of tenancy: 17.5% + VAT (21% inc VAT) of the gross monthly rent

After first 12 months if tenancy continues: 13% + VAT (15.6% inc VAT) of the gross monthly rent

Commission is deducted from rent prior to remittance to the landlord.

Service Includes:

  • All Bronze and Silver Tier services, plus:
  • Management of the day to day running of the tenancy
  • Arrangement of maintenance and repairs
  • Arrangement of periodic property inspections

Additional Fees & Charges:

For the avoidance of doubt, the Bronze Tier commission fee, Silver Tier commission, and Gold Tier commission do not include the additional fees set out below. The following charges may apply where applicable:

Pre-Tenancy & Compliance:

Third-party referencing: £54 inc VAT

Right to Rent checks: £42 inc VAT per tenant

Anti-Money Laundering (AML) Checks: £30 inc VAT per person/company.

Sanctions checks: £30 inc VAT per person/company.

New tenancy administration: £174.00 inc VAT

Deposit insurance: £96 inc VAT (per 12 months)

Deposit dispute handling (Gold only): £96 inc VAT

Safety & Compliance Services

Installation of fire blanket: £90 inc VAT

Smoke & CO alarm check: £35 inc VAT

Legionella risk assessment: £198 inc VAT

Annual property inspection: £120–£192 inc VAT (Gold only)

District heating monitoring: £120 inc VAT per annum (Gold only)

Fire door repairs arrangement fee: £42 inc VAT (Gold only)

Vacant property supervision: £36 inc VAT per month (Gold only)

Court/tribunal/dispute handling: £72 inc VAT per hour (Gold only)

Major works/insurance administration: 12% inc VAT of works value (Gold only)

Section 13 notice: £174 inc VAT

Service of Property licence to tenant(s): £72 inc VAT (Silver & Gold only)

Property licence termination fee: £300 inc VAT (Silver & Gold only)

Inventory (check-in/out): At cost of contractor and vary depending on property size.

International bank transfer: £36 inc VAT per transaction (Silver & Gold only)

Repeat rent statements: (for 12 months) £42 inc VAT

Quarterly HMRC return (overseas landlords): £114 inc VAT per property (Silver & Gold only)

Refunds:

If the tenant/s serves notice on the Landlord to terminate the tenancy agreement before the end of its full term, Hackett Estate Agents may refund that proportion of the commission already received by it, as is equal to the proportion that the balance of the full term of the tenancy agreement bears to the full term of the tenancy agreement if it had not terminated early.
